Southern Highlands is one of the communities closest to home, and we are very familiar with these houses and what they need. It is southwest Las Vegas, mostly ZIP 89141, from the parkway up toward the golf course and the mountain backdrop. The houses are bigger than a typical valley tract home, often two stories with two or three systems, tile roofs, and condensers parked in side yards that do not move much air.
A lot of this community was built from the late 1990s through the 2000s. Age is one factor. ASHRAE’s median service life for a residential air conditioner is about 15 years, and Las Vegas heat often uses that up faster. It still is not, by itself, a replacement. We separate minor repairs from major ones and look at refrigerant, repair cost, and whether the system has been a repeat problem.
