AC Leaking Water in Las Vegas: What the Drain and Pan Are Telling You

An air conditioner removes humidity while it cools. That water is supposed to leave through a condensate drain. When the drain clogs, the pan fills, or a line cracks, you get water on the ceiling, in the closet, or on the garage floor.

In the Las Vegas Valley the system cools for much of the year, so a neglected drain has a long season to plug up. A leak is not always “the coil is dead.” It is often the drain path.

Colton Air Conditioning schedules these calls Monday–Friday, 8am–5pm.

Shut cooling off if water is actively leaking

If you see active dripping onto drywall, a soaked ceiling, or a pan overflowing:

  1. Turn cooling off at the thermostat.
  2. Leave the fan off if water is near electrical parts you can see. Do not stand in water and open panels.
  3. Put a towel or shallow pan under the drip if it is safe to reach.
  4. Do not keep running cool to “dry the house.” That makes more condensate.

If the only sign is a damp pan with no active overflow and the ceiling is dry, you can still shut cooling off until someone clears the drain. Guessing wrong with a full pan is how a small clog becomes a drywall job.

What usually causes the water

CauseWhat you might seeHomeowner limit
Clogged condensate drainWater at the air handler, musty smell, float switch shutting the system offDo not force wire or chemicals into a line you cannot see end to end
Full or rusted drain panStanding water under the coilTowels only. Pan replacement is a tech job
Disconnected or cracked drain lineDrip at a joint or along the lineLeave it off
Frozen coil thawingWater after ice meltsShut cooling off while iced — see [frozen AC coil](/guides/frozen-ac-coil)
Poor trap or vent on the drainGurgling, intermittent overflowDiagnosis

A float switch that stops the system is doing its job. Resetting power over and over without clearing the drain just floods the pan again.

What not to do

  • Do not keep cooling on while water is overflowing.
  • Do not pour random cleaners into a drain if you cannot confirm where the line goes.
  • Do not open the air handler if you are standing in water.
  • Do not assume the outdoor unit is the leak source. Condensate almost always starts at the indoor coil and drain.

When to call

Call when water is active, the ceiling is wet, the system keeps shutting off on a float switch, or the drain still backs up after you shut cooling off and dried what you could reach safely.

Have ready if you can: neighborhood, air handler location (closet, garage, attic), whether the leak started after a freeze-up, and whether cooling is already off.

Hours are Monday–Friday, 8am–5pm. If water starts outside those hours, shut cooling off, protect the floor and drywall if you can do it safely, and call when we are open.

FAQ

Is AC water the same as a refrigerant leak?

No. Condensate is water from humidity. Refrigerant leaks are a different problem and do not usually show up as a puddle of water under the air handler.

Can I clear the drain myself?

Only if you already know the cleanout and can work dry and safe. If water is near power, the ceiling is wet, or you cannot see the line, leave it for a tech.

Why does this happen so often in Las Vegas?

Long cooling seasons mean long condensate seasons. Dust and algae build in the drain while the system runs most of the year.

Does a water leak mean I need a new air conditioner?

No. Many leaks are a drain, a pan, or a line. Replacement is a separate call after diagnosis.
