HVAC Permits in Las Vegas: Replacing an AC or Furnace
Last updated: November 1, 2026 · Reviewed by Colton Air Conditioning, NV license 0092120
Reviewed by Colton Air Conditioning, NV license 0092120 Yes. Replacing an air conditioner or furnace in a Las Vegas-area home needs a mechanical permit and an inspection. The permit comes from whichever government covers your address: Clark County, the City of Las Vegas, the City of Henderson or the City of North Las Vegas. Manufactured and mobile homes are the exception. Their permits come from the Nevada Manufactured Housing Division.
Which office issues your permit
Your mailing address does not settle it. Many homes with a "Las Vegas" address sit in unincorporated Clark County, which covers areas such as Enterprise, Spring Valley and Paradise.
- Unincorporated Clark County. The county's Building & Fire Prevention department requires a permit to replace any regulated mechanical system. A residential A/C or furnace replacement can be filed as a Simple Online Permit through the Citizen Access Portal, one appliance per permit. If you replace more than one appliance, each one needs its own permit.
- City of Las Vegas. The city's Building & Safety guide says a permit is needed to "install or change any part of a heating or cooling system." An exact HVAC change-out is on the city's list of online permits that need no plans.
- City of Henderson. A like-for-like residential swap is filed in DSC Online as an "HVAC Replacement," which needs no documents. If the job adds or moves units or ductwork, it is filed as a Mechanical – Residential permit with plans.
- City of North Las Vegas. The municipal code requires a permit for regulated building service equipment. Applications go through the city's Citizen Self-Service portal. The code exempts replacing a compressor of the same rating.
Who pulls the permit
The permit holder files the application, and that is usually the licensed contractor doing the work. Nevada requires anyone contracting HVAC work to hold a Nevada State Contractors Board license. Refrigeration and air conditioning work falls under classification C-21. The City of Las Vegas tells homeowners to contact Building & Safety or a licensed contractor to get a permit started.
The inspection
Each permit ends in an inspection, and most valley jurisdictions can do an HVAC change-out by video:
- City of Las Vegas has done HVAC replacement inspections by video through VuSpex since January 1, 2024. An inspector can still ask to come in person.
- Clark County lists A/C (mechanical) change-outs as eligible for its remote video inspection program.
- Henderson lists "Heating and Air Conditioner (HVAC) Replacement" among the inspections it can do virtually.
- North Las Vegas lists A/C change-outs and attic FAU work as eligible for remote video inspection.
Manufactured and mobile homes
Work on a manufactured or mobile home goes through the Nevada Housing Division's Manufactured Housing section, not the county or city. Clark County says items installed inside or attached to a manufactured home "must be permitted and inspected by Nevada State Manufactured Housing Division." The Division's permit list includes replacing an air conditioner or a furnace, and it says permits must be issued before work begins.
How to check a permit or a contractor license
- License: search the contractor's name or license number on the Nevada State Contractors Board License Search. Check that the license is active and that its classification covers the work.
- Permit: the City of Las Vegas lets you look up permits by address or parcel at LasVegasNevada.gov/CheckStatus. Clark County, Henderson and North Las Vegas show permit records in their own online portals.

FAQ
Do I need a permit to replace my AC in Las Vegas? Yes. Clark County, the City of Las Vegas, Henderson and North Las Vegas all require a mechanical permit to replace a central air conditioner or furnace. How do I know whether my home is in Clark County or the City of Las Vegas? A "Las Vegas" mailing address does not tell you. Many of those homes, including ones in Enterprise, Spring Valley and Paradise, are in unincorporated Clark County, so check your address with the county or the city before you assume. Who gets the HVAC permit, me or the contractor? Usually the licensed contractor doing the job applies for it and holds it. Nevada requires HVAC contractors to be licensed by the Nevada State Contractors Board. Is there an inspection after a furnace or AC replacement? Yes. Every permit closes with an inspection. Las Vegas, Clark County, Henderson and North Las Vegas can all inspect HVAC change-outs by video. Who issues HVAC permits for a mobile or manufactured home in Nevada? The Nevada Housing Division's Manufactured Housing section issues them, not the county or city. Its permit list includes replacing an air conditioner or furnace. How can I check a Nevada HVAC contractor's license? Use the Nevada State Contractors Board's online License Search. Look up the contractor's name or license number and confirm that the license is active and covers the work. Does replacing a single part need a permit? Usually not. North Las Vegas exempts a compressor of the same rating, and Las Vegas exempts a minor part that does not change the equipment's approval. Replacing the whole unit does need a permit.
